The Rental Process

How to Arrange a Viewing

* There are 2 simple ways to arrange to view a room:

The more information you can provide us with, the better informed our lettings agents can be in deciding which properties to show you;

* i.e. your move in date is very important to work out which rooms are available to you at the time of your search.
* Viewings can be arranged during the daytime, evenings, weekdays or weekends. We are extremely flexible with viewing times. London life is busy and people simply don't have a lot of time on their hands these days.
* Viewings generally take an hour (depending on how many rooms you wish to see), and we'll pick you up from a convenient location like a tube. We will always drop you back at a convenient and safe location once you have seen all the rooms you want to see.

Room & House Features

* All the houses on the website will be fully equipped with everything you need to get on with London living. Houses and rooms come in all shapes and sizes so features in any house or room may vary. Note that you have to supply your own bedding e.g. duvets pillows and sheets.

The Application Form & Tenancy Agreement

* All new or prospective tenants need to fill out an application form
* References - We will require your completed references before check-in, this procedure will take up to 3 working days.
* Once you have completed the application form you can either fax it, post it or scan and email the form back to us. Please ensure you have signed the form on the very last page.
* Minimum Stay - Your minimum stay is the amount of time you wish to stay in the room. We currently offer two options: 3 months or 6 months. Once your minimum term is up, the contract will continue with no re-contracting fee.
* Notice period - We require 1 months notice to terminate your contract. All notices must be given in writing via email or letter.

How much is the Rent & Deposit?

* Deposit - We'll need 1 month's rent (which is fully refundable at the end of your contract assuming your room is left in a suitable condition and your rent is up to date). As of the 6th April 2007 all landlords and their agents are required to join a tenancy deposit scheme.
* Holding Deposit - To reserve your room, we just need a £100 holding deposit (which will be off-set from the balance when you move in) and the administration fee. You can pay in cash, bank transfer or over the counter at any HSBC branch using your initial and surname as a reference (Account Name: NX Audio Ltd. Sort Code: 40-01-18. Account Number: 31507206). This holding deposit is non-refundable.
* Once your minimum term is up, the contract will continue with no re-contracting fee.
* Rent - Rents are inclusive of all bills and due on the 1st of each month. If you move in on any other date, the first month is calculated on a pro-rata basis. If you're a couple sharing there is an additional £50 per month. If you are setting up a standing order please note that they need to be set up on the 26th of the month to ensure that the funds have cleared into our account by the 1st of the following month.

Which bills are included?

* Council tax

Methods of Payment

* Standing Order - Our preferred method of payment. This is an instruction to pay your rent to our account on a certain day of every month. We always suggest the 26th of any month as this gives sufficient time for the rent to clear by the 1st of every month (link to standing order form)
* Bank Transfer - You can use your online banking account to pay the rent via internet transfer. Most online banking accounts save details of your transfers. Again we suggest the 26th of any month to give sufficient time for the rent to clear by the 1st of the following month. Please ensure you reference the payment with your name so we can trace the payment.
* Credit Cards - Unfortunately we do not accept credit or switch card payments at present
* Cash – We can make arrangements to collect cash on a predetermined day and time.

Completion & Moving In

* As soon as we've received your references, holding deposit and administration fee, you'll be ready to arrange a convenient check-in time. This is when you'll sign your tenancy agreement, pay the balance and get your keys (which aren't issued without references).
* Check-in - Check-in times run between 9am - 5pm, Monday to Friday.
* In order to check-in to your room you will need to pay the balance due for your room (which needs to be paid in full on or before your check-in date).
* Your final balance will always be the sum of:

* Deposit - equal to one months rent
* + 1st months rent
* Less Holding Deposit - the amount you have already paid to hold the room
* = balance due - this is the amount you will need to pay on or before your check-in date
* Methods of Payment - You can pay in cash, bank transfer or over the counter at any Barclays Bank branch using your initial and surname as a reference (Account Name: NX Audio Ltd. Sort Code: 40-01-18. Account Number: 31507206).

Your check-in

* Will take no longer than an hour
* Covers the condition of the room and the items of furniture in the room are recorded and graded
* You will sign the contract and receive a copy for your records
* Pay the final balance (if you have not already done so)
* Receive a copy of your keys

Other

Is Sharing for you?

* There are many good reasons to live in a shared house:
* If you are new to an area, then this is a very good way of meeting many new people
* Other peoples company is usually welcome at the end of a long day at work
* It helps to share the cost of living in a reasonable sized home
* It's a good way of learning about different ways of life and engaging in different social activities

Are you suited to living in a shared home?

* While there are many attractions to living in a shared house it doesn't necessarily suit everybody. It is very important to consider how you get on living with other people, and how they would get on living with you
* Ask yourself
* Am I a team player?
* Am I aware and considerate of the likes and dislikes of other people?
* Am I able to compromise in sticky situations?
* Are you able to talk about problems that may arise in the house?
* It is equally important that your co-habitees can live with you, as it is for you to live with them. At the end of the day, it is all about being considerate with each other and working as a unit to keep the house functional.

What is our Couples Policy?

* We do operate a policy on couples but they are very limited. We currently allow one or two couples to occupy a room/s in any one house. These rooms tend to be en suites &/or very large rooms to minimise the impact on the other housemates.
* If you are a couple then please make sure you have highlighted this in any communication to us, or ensure you have used the search box correctly on the homepage.

What is our Smoking Policy?

* All our houses operate a non-smoking policy. This is firstly to reduce the risk of fire and secondly to ensure a clean living environment for all our tenants to live in.

What is our Cleaning Policy?

* The only cleaning policy we have, that applies to every house is to stay clean. It's the only thing that can really upset people. Mess. So we are very pro-active in ensuring all the houses are kept very clean and tidy.
* Every house operates different rules and rotas for cleaning.
* Some houses have a simple clear up and tidy as you go, leave it as you found it approach.
* Other houses operate a more structured rota system.
* Some houses opt to pay for a cleaner to come and clean the house.
* Some houses come with a weekly or fortnightly cleaner included in the rent.

Do we provide Broadband & Landlines?

* All our houses have Wireless Broadband & Landlines included. Landlines are barred for outgoing calls but you dial toll free numbers.
